Lodsworth sits in the Rother valley between Midhurst and Petworth, deep inside the South Downs National Park and forty-five minutes up the A285 and A272 from our Bognor Regis workshop. It's a small village, but the housing stock is the kind we know well — timber-framed cottages and brick-and-tile period properties along The Street, the 12th-century St Peter's Church on its rise above the green, and a handful of larger Georgian and Victorian houses tucked along the lanes off it.
Out toward Lickfold, River and Lodsworth Common the work shifts toward converted farm buildings and downland cottages — herringbone re-laid through open-plan flint-and-brick kitchens, walnut and reclaimed oak through former dairies, and brushed engineered planks down long hallways in estate-edge smallholdings. The drive's a fair one but it's part of the patch, and the standard never changes.
Lodsworth’s older stock around The Street and the lanes off it sits on hand-cut joists with limited void clearance, and a fair amount of it is timber-framed under the render — we survey by lifting a discreet board before quoting so we’re not guessing what’s underneath. Where the original elm or pine boards are still in usable condition we lean toward gentle gap-filling with traditional slivers and a satin hardwax-oil finish; the floor reads as original to anyone who isn’t looking with a torch, and it ages with the building.
For the converted farm buildings and modern extensions out toward Lickfold and Lodsworth Common we run a moisture-meter pass over every subfloor (underfloor heating and inglenook hearths included), acclimatise solid boards on-site first, and bring sample boards in oak, walnut and reclaimed pine so the species can be matched to the room before any of it goes down.
