Itchenor is half an hour from our Bognor Regis workshop — out along the Manhood Peninsula, past Birdham Pool and down to where The Street meets the foreshore. The village is small, but the housing mix isn't: period brick-and-flint cottages along The Street, sailing-house moderns set back behind the boatyards, and contemporary waterfront builds with wraparound glazing looking onto Itchenor Reach. A fair number of the homes here sit inside the Chichester Harbour AONB conservation area, which shapes what we recommend at survey.
The work that lands in Itchenor tends to fall into two camps. Period cottages along The Street and the lanes off it want sympathetic restoration — original boards lifted, gap-filled, finished with a hardwax oil that lets the timber breathe. Newer sail-loft conversions and waterfront homes lean toward installation — wide-plank engineered oak over underfloor heating, brushed and matt-oiled, in tones that hold up against the glare off the harbour.
Itchenor sits inside the Chichester Harbour AONB and the village is a designated conservation area, so even cosmetic work on the period stock along The Street can need careful detailing — we keep period-appropriate species and finishes on the survey shortlist for anything pre-1900.
The bigger practical issue is the water. Salt humidity swings hard between summer and winter half a mile from the shore, and that's brutal on board flooring if it isn't handled properly. For homes within sight of the harbour we lean toward engineered cores — they take the humidity in their stride and don't need acclimatising — run a moisture-meter pass over every subfloor, and where we do lay solid wood we acclimatise the boards on-site first.
Hardwax oils get the nod over lacquers along the foreshore too: easier to spot-repair when a sailing boot scuffs the hall.
