20 minutes from our Bognor Regis workshop · Covering BN16
East Preston is twenty minutes east of our Bognor Regis workshop, sat on the coast between Littlehampton and Worthing. A good share of our work here lands in the Sea Estate — the 1920s and 30s planned bungalow development running south of Sea Road — where the brief is usually a full refurbishment: tired softwood lifted, an engineered oak install across an open-plan kitchen-diner, or a parquet revival in an Edwardian villa that's been opened up at the back.
Closer to The Street and St Mary's the work shifts toward older village stock — period cottages, Victorian semis, the occasional refurbished farmhouse out toward Angmering. Whatever the house, the brief is much the same as anywhere on this stretch of coast: a floor that takes the sea air and a long family life without trouble.
East Preston sits a few minutes from the beach and the air carries the same salt and humidity swings that shape every flooring decision along the BN16 coast. We lean toward engineered cores in anything close to the shore — they take the humidity in their stride and don't need acclimatising — and where solid wood is the right call, typically in the older village stock around The Street, we acclimatise on site first and survey the subfloor void before quoting.
Finishes matter just as much: hardwax oils like Osmo Polyx 3032 and Bona Naturale get the nod over high-build lacquers because spot-repairs are easier when sand, wet feet and a family dog do their worst.
A lot of the Sea Estate refurbishments run open-plan kitchen-diners with underfloor heating, so the engineered-over-UFH conversation is the one we have most often on East Preston surveys — moisture-meter pass first, heating commissioning cycle before laying, and pale brushed-and-oiled boards in the sample bag for anyone leaning toward a coastal look.
The 1920s Sea Estate bungalows around Sea Lane and period cottages toward Angmering call for moisture-stable, heating-ready floors — fitted and restored across East Preston and BN16.

Read moreOur work in East Preston is anchored by the BN16 postcode — 1920s and 1930s Sea Estate bungalows around Sea Road and Sea Lane all sit squarely inside it. Around 20 minutes up from the Bognor Regis workshop — same craftsman every visit, flat-rate quotes by the job not the mile.
Across BN16 the East Preston brief stays the same: Darren surveys on-site, sample boards stay with you for a fortnight under your own lighting, and the install runs in a single solid stretch rather than back-and-forth day trips. It matters in places like Period cottages and Edwardian villas running through to Angmering and Rustington where the subfloors and the building fabric earn a slower pass. Family team since 1997, working across West Sussex from the same coastal base.
Every wood flooring pattern, character finish and construction Darren installs — solid hardwood, engineered oak, herringbone and parquet — laid out edge-to-edge so you can see real grain, real colour, real texture.
Darren will visit, measure up and walk you through species, finishes and lead times. No pressure, no hard sell — just specialist advice.
