Emsworth is thirty minutes from our Bognor Regis workshop, and it's one of our favourite towns to work in. The old core around the Quay, the Square and South Street is dense with Georgian merchants' houses and fisherman's cottages — properties where the floor under the carpet is almost always worth saving. We've lifted plenty of original pine in South Street and King Street, gap-filled it traditionally, and finished it with hardwax oils that breathe with the tidal humidity.
Further out, the work tilts toward installation. Engineered oak laid into the harbourside conversions on Bath Road and Slipper Road, herringbone reborn in Edwardian villas off Havant Road, and wide-plank oak in the new builds tucked behind the millpond. Different houses, same standard — and the same patience the old oyster quarter has always rewarded.
Emsworth sits where Chichester Harbour meets the Hampshire shore, and that geography is the thing to plan around. The mill ponds and the Quay swing the humidity hard between summer and winter, and salt air gets into everything if a floor isn't handled properly. We run a moisture-meter pass across every subfloor, lean toward engineered cores within sight of the water — stable enough not to need acclimatising — and where we're laying solid wood we acclimatise the boards on-site first.
For the Georgian and Edwardian stock around the Square and South Street we'll always survey the subfloor void first — restoring tired pine over a damp brick void is a quick way to ruin a beautiful floor.
Hardwax oils tend to suit the old town better than lacquers: easier to spot-repair, and they age in step with the building.
